Planning Permission has been granted to construct a single storey, four-bedroom dwelling house within the grounds of Charlesby Farm, the vendors of this site also being the architects of the scheme. The site is accessible via a private driveway serving both Charlesby Farm and the neighbouring three properties, although the vendors would also look to obtain the necessary right of way for the dwelling as proposed. Access to the site will be by way of a new opening adjacent to an existing brick wall and mature chestnut tree, which are outside the demise. The land to be sold is subject to a Tree Preservation Order.

We understand gas, water and electricity services are currently available to the adjacent Charlesby Farm and can be readily extended to the new property.
Foul drainage is also by way of connection to the existing mains system, available to both Charlesby Cottage and Charlesby Farm, where an inspection chamber is located to the southern boundary of the site. Surface water drainage is proposed by way of soakaways.
